CHICAGO — A new 30-story residential tower may soon rise in Chicago’s booming Fulton Market District, as Domus Real Estate Group presented a large-scale development proposal at a community meeting earlier this week. The 215 N. Racine Ave. project would replace an existing three-story structure and surface parking lot with a modern mixed-use high-rise designed by Archeo Design Studio.

Project Overview: 347 Units, Retail, and Transit-Oriented Amenities

The proposed tower will include:

  • 347 residential units

  • 70 affordable units to comply with Affordable Requirements Ordinance (ARO)

  • 1,128 square feet of ground-floor retail

  • 88 car parking spaces

  • 350 bicycle parking spaces

At 364 feet tall, the building features a full-footprint podium base with softened, rounded corners and a setback amenity deck on the top levels. The structure’s facade will incorporate glass and metal paneling for the residential portion and perforated metal mesh to screen the parking levels.

According to the presentation reported by Urbanize Chicago, the tower’s ground floor will include the residential lobby, leasing offices, and street-facing retail along Racine Avenue.

Zoning Request and Timeline

To move forward, Domus Real Estate Group is requesting a rezoning of the site from DX-5 to DX-16, which would allow for increased density. This includes an 8.7 Floor Area Ratio (FAR) bonus through contributions to the Neighborhood Opportunity Fund.

The site will also require approvals under a Planned Development designation, with review needed from:

  • The Chicago Plan Commission

  • The Committee on Zoning

  • The Chicago City Council

If approved, construction is expected to begin in Q2 2026.
